Toquerville, Utah – Outdoor enthusiasts gained a residential haven last week as Trail Ridge Estates received preliminary plat approval from the Toquerville city council and began taking lot reservations. The 251 lot development is the first in eastern Washington County that incorporates historic pioneer trails into its general plan of interconnected hiking, biking, ATV and walking paths. Designed with the outdoor enthusiast in mind, the project links Nephi’s Twist Historic Trail to several others, providing 2.5 miles of internally networked trails that extend out into neighboring BLM land.

"We wanted to create a haven for those who’d appreciate accessing the trails without crossing busy streets," said Casey Craig, principle developer of the project. “The historic trail was already here, so we designed the neighborhood to integrate into it.”

Designated trails will even allow ATV use during daylight hours which lead into BLM land, while more quiet trails will wind along LaVerkin Creek through an arboretum of mature trees. Trails will even access a stocked fishing pond on the property.

Located in the hills where Toquerville and LaVerkin slope upward toward Hurricane Mesa, the diversity in terrain ranges from hidden valleys to hilltop views. Averaging 1/3 acre in size, lots in phase one are being sold above the tree-lined creek, adjacent to the Arboretum Trail which leads to a planned park and sports field. More than 50% of the project is designated as open space.

"This is a much needed project because it helps address the affordable housing shortage here in the county” said Pat Earley, principal broker American Frontier Real Estate in Leeds. “People often come into our office looking for lots at under $150,000.  We finally have something nice to show them, and with remarkable amenities."

Craig and Crete Development of Las Vegas is the master developer of the project. “We plan to break ground for the 60 lots in phase one over the next couple of months, said Craig. “We hope to deliver pads ready for construction late this fall.”
